While it continues to keep a tight lip on what businesses could be opening up at Prosperity Ridge, Platform Properties Ltd. is now seeking approval to build a three-unit commercial retail building.
The proposal is the second application for development at the site the company has submitted in a short time, Mayor Kerry Cook said during the Nov. 27 council meeting.
“This is a good news item,” she said.
Recently the company submitted updated landscape and site plan drawings, which are available for public viewing from now until Dec. 20, and was considered by the City’s Advisory Planning Commission on Dec. 6.
Chief administrative officer Brian Carruthers told council the company is promising up to 116 parking spaces, trees for every six parking spaces, and erecting temporary barriers to prevent public access during construction.
The combined applications for development take up about half of the property available for development.
Carruthers said it will be up to Platform Properties Ltd. to come up with plans for the remaining portion, whether it’s a large single retail outlet or several smaller ones.
He also said when the site was first developed and prior to any construction, a traffic impact study was conducted.
“At the time the traffic impacts were based on hypothetical modelling, based on anticipated traffic flows. When the Walmart store was built there was only really 15,000 square feet of capacity on site to build additional facilities,” Carruthers explained, adding that actual analysis done after Walmart opened suggested that the site could handle 75,000 square feet in capacity without having adverse impacts on traffic.
